New Tenant Application Process

1.) View Listings

Check out our current vacancies under the Rental Listings Tab to see current offerings and photos of the specific units available.

2.) Drive By Property

If a property interests you, please drive by the location first. If it is occupied, do not disturb the current tenants.

3.) Apply Online

Check if you meet the requirements listed below then hit the Apply Now Button and fill out the application. You do not pay the application fee until after you have viewed the property. Or if you would like to apply and pay the application fee upfront and have your application fully processed please use the Tenant add-on application.

What kind of leasing options do you offer?

All rentals are a 6 month lease with a month-to-month roll over unless noted otherwise on that specific listing.

How does applying with multiple people work?

All applications for a group must be submitted within 24 hours of each other. If all applications are not received within this timeframe, we will refund the application fee and not process the application. You may reapply when all applicants are ready.

How do you decide who gets the property with multiple applications and how quickly do you have to move in once accepted?

Under California law, we must accept the first qualified applicant. If you delay applying or wait for a showing, another applicant may be approved ahead of you. Applicants must be ready to move in within 3 days of approval. If you are not prepared to take possession within this timeframe, please wait to apply.

What are the minimum income and rental history requirements?

All properties require a 3 to 1 income to rent ratio and 3 years of rental history or ownership history OR a qualified cosigner will be required.

What is the Application Fee & Processing Time?

The application fee is $40.00 per applicant and per co-signer and some units require a credit check. Processing time is typically 5 business days.

Can I apply to multiple units and is this all the listings offered?

You can only apply for one unit at a time. However, your application is valid for 6 months and can be transferred to another available unit.
